Individual (Sub) Metering of Community and Strata Title Developments
This is applicable to community and strata title developments where there is only one connection to Hunter Water's water supply network.
The most important criteria for approval of individual (sub) metering is accessibility of the water meters for reading and maintenance. There must be unfettered access to the meter assemblies at ground level. This requirement generally means that only horizontal or low rise developments will be eligible. Unfettered access means no fences, not behind or inside of buildings, confined spaces, gardens or any other structure / safety hazard.
Developers, hydraulic consultants and plumbers can design the water service and meter location layout in accordance with Hunter Water's design requirements to ensure that unfettered access is achieved.
If approved a standard agreement between the applicant (Community Association or Owners Corporation) and Hunter Water is to be completed including the requirement for registration of by-laws.
If individual meters are approved and installed, each lot or unit will be billed for their individual fixed service charges and water usage.

Guidelines for Developers for Individual Metering
These guidelines provide details for eligibility for individual metering for strata and community developments. Also included is the wording required for registration of the by-laws and the water service and meter location design requirements.
The applicant is the authorised representative of the applicable Owners Corporation (strata) or Community Association (community). The attached application forms are to be completed with each criteria listed ticked off when all have been met. An incomplete application form cannot be processed.
There is an application fee (fee name request for sub metering) and meter installation fees for each individual water meter (fee name affix a sub meter to a unit) which must be paid when the application is submitted.

Individual Metering Agreement
Hunter Water will issue two copies of the standard agreement for sign off by the authorised representative of the Owners Corporation or Community Association once the application has been approved and all criteria is verified. The applicant will return both signed copies to Hunter Water for authorised sign off.
The agreement links are to provide potential applicants with details of the standard agreement for information only. This is an agreement with standardised terms and conditions which are not individually negotiated. The agreement for sign off by both parties will be issued once the application has been approved.
